The Capital Group Office Campus accommodates 1,000 employees on a gently rolling 88-acre site in a developing San Antonio suburb. The complex was designed to fulfill exacting operational requirements and at the same time to preserve an open wooded environment filled with aged live oaks for the mutual benefit of private and public realms.

The low-lying complex, set back from the street, consists of a one-story office building above a one-story garage that grows out of the ground in native stone. Occupied spaces are organized into three 60,000 s/f service centers and a 200,000 s/f central services building, all linked to create multiple terraces, verandahs and landscaped courtyards. Virtually every employee enjoys scenic views (which aid orientation in the 10-acre complex). Outdoor awareness is maximized by reflective glass walls protected from the Texas sun by the deep overhang of the cooling / mechanical roof overhead.

The modular service centers are organized into 45-foot-square open plan office spaces. A vaulted ceiling over each bounces light evenly into work areas and helps to engender a sense of individual identity within the larger corporate setting. Office modules are surrounded by high-wall conference / service / circulation spaces, each with direct access to the garage below. The route from car to desk takes less than a minute.
