A commercial office building located on a prominent corner site fronting historic Farragut Square and K Street, a major commercial boulevard, in the central business district of Washington, D.C. The building program consists of approximately 365,000 RSF of "Class A" office space on eleven floors, above ground-floor retail. Four levels of below-grade garage provide approximately 225 parking spaces and an additional 10,925 RSF of office space.

The design character of the two principal façades responds to the different urban fabrics along the two frontages. Facing Farragut Square, a formal masonry façade is composed of near monumentally proportioned windows deeply recessed within a frame of stone-clad lintels and piers, with a deliberately restrained commercial presence at street level. 

Facing K Street is an animated metal and glass façade composed of oversized floor-to-ceiling windows suspended within a cadence of colonettes articulating the 10-foot modular bay. At street level, the store frontage is designed as boutique windows wrapped in broad frames of stainless steel, set between granite piers. The office floors above are dramatically cantilevered over the K Street frontage, creating an "open" pedestrian arcade. A structurally expressive glass and metal marquee crowns the main lobby entrance.

 

Major Components

12 floors above grade comprising 11 office floors (22,300–33,600 s/f per floor) over street level retail (18,300 s/f) and two-story entrance lobby. 4 levels below grade consisting of 10,900 s/f rentable space and parking for 225 cars.
